Definition of "No Equity":

The sum total of the Mortgage (aka liens or loans or Lines of Credit) balances secured by your property are equal to or greater than 90% of the True Market Value ("TMV") of your property. The TMV is generally equal to the Median Value of model match property in your subdivision or general area, less the cost of updating and or repairing your property to meet those model match comparables. Thus, if the Median Value of property in your subdivision is $200,000, yet your property may cost $20,000 to bring it to a comparable TMV, your property would realistically be worth approximately $180,000. And because the cost of selling a property could be as much as 10% of its TMV, in this example, if your existing mortgage liens against your property were equal to or greater than $162,000 (e.g., 90% of $180,000, the example TMV), you would effectively have no equity in your property at this time.
