Closings generally require 2-3 weeks to allow time for the appraisal, escrow processing, loan account processing and document drafting, and the final funding.

Our Hard Money customer is an individual or commercial entity who is in arrears on their/its mortgage payment on their residence and/or income property (e.g., multi-family, retail, office, or industrial), and/or in need of special funding to renovate their property in anticipation of a sale objective, wherein such conventional funding is not available. When the property meets the general qualification criteria required, EPI Fund refers to its National Network of Lenders in securing the INSTANT FUNDING necessary to reinstate the mortgage and provide opportunity for the customer to remedy their then existing derogatory credit relationship with their respective lender(s), and/or complete requisite repairs, etc.

As with A & B qualified borrower financing, EPI Fund can secure a conditional approval and a written Good Faith Estimate of costs and fees requisite to the funding application for each applicant within the same day of application if both the Mortgage 101 Application and Funding Questionnaire is completed by the applicant and received by EPI Fund by Noon MST!

If you desire to sell one or more Real Estate Holdings of which you are the fee simple title holder (not on leased land) simply click the Directory Tab EPI Fund Buy's Real Estate and follow the simple instructions. At the point in time when an "Agreement in Principal" has been established between EPI Fund and the Title Holder to the Property, you can expect funding and closing to occur within approximately 2-3 weeks (allowing for normal inspections and Escrow procedures);

All due diligence and escrow proceedings and procedures will be customary to your respective region. An Escrow relationship will be established as close to your general location as available to provide added convenience. Escrow costs and fees will be customary to your respective region.


QUALIFIED PRIVATE INVESTOR RELATIONSHIPS

From time to time EPI Fund provides a substantial inventory of investment grade real property and realty backed paper in most regions of the United States. All real property is wholesale priced and marketed with the support of an independent appraisal that substantiates projected margins. All realty backed paper is administered by an independent Servicing Agent. All realty backed paper will be in junior priority lien positions of their respective securing real property, is serviced in concurrence with existing senior priority liens, and the cumulative sum of each lien priority never exceeds 80%. And, as with all wholesale real property inventory, each realty backed paper account will include an independent appraisal that supports LTV ratios.
