Pre Notice of Sale Solutions

What is a "Pre-NOS" situation: the borrower of a mortgage (mortgagor) from a lender (mortgagee) who has fallen behind in his monthly mortgage payments by one or more months (generally referred to as being in Default).

What are the solutions to the Lender: when the borrower becomes in Default of his obligations to the lender the Lender may initiate a foreclosure process and, in the instance of a default on a Deed of Trust, conduct a sale of the property at the end of the foreclosure process (aka a Trust Deed Sale). And note that your mortgage lender may be (and probably is) reporting each derogatory monthly payment history to all three credit bureaus!

The very first step to long term financial SOLUTIONS regarding your home is to understand and accept that:

The homeowner is merely leasing the home from the bank until the home is paid for.

S O L U T I O N S

We respectfully ask that that you do not submit your request unless you are serious about securing SOLUTIONS to your present "Pre-NOS" status:

Re-finanace (no cash out):

pay off existing mortgage debt and replace with a New mortgage lien (usually to lower interest rate).

Re-finance (cash out):

pay off existing mortgage debt and replace with a New mortgage lien (to extract liquid equity).

Equity Loan:

retain existing mortgage debt and secure a junior Mortgage lien secured by real property (to extract Liquid equity).

Sale - Re-purchase:

special funding solution for principals for whom Conventional mortgage financing is not available.

Bridge Loan:

special financing solution for principals who need "gap" funding to facilitate an acquisition of an asset from the proceeds of real property pending marketing and/or sale.

Reinstatement Funding: special short or long term funding with no cash Out. Designated specifically to bring existing Mortgage account(s) current.
Short Sale Negotiations:

special circumstance where real property mortgage payoff exceeds market value, and ownership is in financial distress in addition thereto.

Equity Liquidation:

special circumstance where the principals for a property or multiple properties desire immediate liquidation (sale) of their interest in same.

Retail Brokerage:
