After you have reviewed the simple instructions below click the Property Questionnaire button, complete and submit the data form, and a representative from EPI Fund will contact you within 24 hours from the time of your property data submittal to commence negotiations and processing.  It’s that easy! 

Selling your property to EPI Fund is EASY, CONFIDENTIAL, and FAST!

EPI Fund.com is a fully secure site where your data remains confidential at all times.  All initial communications between EPI Fund and our visitors is conducted through e mail.  If you do not have an interest in our proposals or feedback we ask that you merely politely reply with your feedback and we will wish you good health and much success in all of your future endeavors.

Telling EPI Fund.com about your property is fast, safe, secure, and confidential:

  • you enter all data into your data profile at the Property Questionnaire;
  • you may attach up to 15 photos of your property (jpeg preferred);
    • the first photo is generally the front image of the property;
  • you may attach an Appraisal or Broker’s Price Opinion Report, or even a Home Inspection Report if you like;
  • there is a section to completely define all of the attributes of your property;
  • you are asked to identify information on your existing financing;

Instructions for entering data on your property:

  1. Make sure you have your properties address, legal description, property attributes, and electronic photographs (in jpeg format) available. ALL DATA ENTERED MUST BE TRUE AND ACCURATE;
  2. Completely fill out all data fields listed in the questionnaire as they may apply to your property;
  3. You may include up to 15 images of the property. NOTE: the first image you attach will be the default image that appears first on the site. It is most often the front image of your property;
    • NOTE: you must attach no less than one front image of your property.  You may attach images of neighboring properties, but you will be required to identify them as such;
  4. You must be the legal, vested title holder to the subject property you wish to sell. Such data will be verified by EPI Fund;
  5. If you are presently in a mortgage default status on the subject property you must disclose same. Please review Pre Notice of Sale Solutions and Foreclosure Alternatives if you deem the data therein applicable;
  6. After you have completed [and double checked for accuracy] all of the data entry for your property, simply click the [Submit] button. If your property is listed in a local MLS please declare same in the last questions of the first data section of the Questionnaire (there will be a place to identify the MLS number and Realtor Board);
  7. Upon completion of your subscription, your property will automatically be submitted to EPI Fund for review and response;
  8. You will be contacted via e mail by an EPI Fund Account Manager within 24 business hours from the time of your form submittal.

HOW WILL EPI Fund PROCEED IF THE PARTIES REACH MUTUALLY AGREEABLE PRICE AND TERMS?

EPI Fund is an investment holding entity that acquires investment grade assets.  It is not our intent to be disrespectful to anyone in our acquisition approach as we commence each new business relationship.  A prospective transaction (relationship) must be mutually beneficial otherwise EPI Fund will not enter into it.  After EPI Fund has received your property data form submittal, proceeding toward a purchase agreement and successful closing is FAST and SIMPLE:

We reply to your form submittal with our statement of interest and intent;

If you agree to our interest, a time is set for the first inspection of the property;

Based on that first inspection:

Either a formal purchase agreement will be submitted to you; or
We will politely elect not to pursue your property;
If you are represented by a Realtor we will have the formal contract submitted thereto;
If all parties agree to the formal contract, a normal escrow will be opened;

Normal full property inspections will commence per the terms of such agreement;

Once EPI Fund has fully approved a property its earnest money becomes non-refundable;

In EPI Fund contracts, there are never any contingencies for financing;

All escrows are intended to close in a timely manner by all parties to the contract;

Escrow is always held at a local title company chosen by EPI Fund;

Escrow will close, monies will exchange, and possession will follow by contract terms;
